TPO
Thermoplastic Polyolefin is a single-ply roofing membrane that is one of the fastest-growing commercial roofing systems on the market. TPO roofing systems are made up of a single layer of synthetics and reinforcing scrim that can be used to cover flat roofs.
TPO membranes are manufactured in sheets that are 10, 12, or 20 feet wide. These sheets are then rolled up and taken to the commercial facility.
TPO has gained industry acceptance with the natural reflective surface to reflect UV rays. As reported by the National Roofing Contractors Association (NRCA) TPO takes up about 40% of the commercial roofing market share.


PVC
Polyvinyl Chloride (PVC) single-ply roofing membranes are among the most popular commercial roofing products available today. They're remarkably durable and highly resistant to some of the toughest flat-roof aggressors like fire, chemicals, and hurricane-level winds. But the benefits of PVC roofing go beyond durability to include solar reflectivity, which can help regulate building temperature and energy use. EPDM
What is EPDM roofing? The letters stand for “ethylene propylene diene monomer,” a tough-to-pronounce chemical compound that is known for its elasticity and toughness. EPDM roofing employs a material that has a fantastic ability to resist the constant bombardment of ultraviolet light and all the sun’s damaging rays. One of the most popular commercial roofing materials in current use, EPDM rubber roofing is doubly desirable because it combines low cost with resilient strength. An EPDM roofing membrane is a type of synthetic rubber composed of natural gas and oil. EPDM roofing material is used in low-slope commercial buildings all over the world.


MODIFIED BITUMEN
A modified bitumen roof combines asphalt and a unique chemical polymer for flexibility and temperature resistance. It can be applied in multiple layers, several ways (self-adhesive sheets, hot-mopped asphalt, torch applied or cold-applied adhesives), in both hot and cold temperatures, making it a viable option for installation through all four seasons. The seams are melted together to form a secure bond. They are rated against wind, fire, and hail which means they are resistant to damage during a storm.


BUILT-UP ROOFING
A built up roof system is a popular choice for buildings with low-slope or flat roofs. Often referred to by the acronym BUR, this system has been used for 100-plus years in the U.S.
What makes BUR systems so popular? They are known for providing excellent protection due to their redundant nature because they are made up of multiple layers of ply sheets and asphalt. These layers are then topped off by a cap sheet or a flood coat of asphalt and granules. The multiple plies provide resistance to weather and heavy-duty protection for the building.


ROOF COATING
This fully adhered coating consists of a fluid-applied membrane. It can stretch and return to its original shape. There are many types of roof coatings, but the most common include acrylic and silicone. Best suited for metal roofs and most flat or low slope roofs, coatings can help keep buildings cool, reduce energy consumption, protect against leaks and extend the life of a commercial roof.

All recommendations for repairs will be made and addressed in your evaluation report..
Shoreline Roofing’s Commercial Management and Maintenance Agreements differ depending on size, access, and roof penetrations. Each roof agreement will include the following per visit:

Inspect the entire roof area for damage that may have resulted from foreign objects, activity from other tradesmen or natural deterioration of the membrane and flashing.

Remove all debris that may have accumulated on the roof surface to ensure it does not restrict drainage or cause roof membrane damage.

Inspect and clean all roof drains, overflow drains, grates, and scupper drains to ensure a free flow of rain water.

Inspect all seams at membrane field seams, roof curbs, and roof penetrations. Verify no voids have developed at seams and make minor repairs.

Inspect all sheet metal flashings and counter flashings at copings, gutters collector boxes, and downspouts to verify they are firmly attached and sealed and make minor repairs.

Inspect and verify roof access scuttle, ladder, and locking mechanism are operational and all flashings are in place and secure.

Submit a written evaluation report to the building owner/agent detailing the current condition, any deficiencies with description, corrective action and cost which will be broken down as (emergency, remedial, and replacement).
